Tankless Water Heater Installation and Descaling in Kitchener
Tankless is a good technology installed badly far too often. The unit itself is rarely the problem; an undersized gas line, a vent run that was improvised, and no descaling in hard water are.
A tankless water heater heats water as it passes through, so there is no stored hot water to run out of and no tank standing by at temperature all night. In a Kitchener house with a growing family and a single tank that cannot keep up, that is a real improvement. In a house where the tank was fine and the appeal is the word "endless", it is an expensive way to get what you already had. Part of the job is saying which one you are.
What the install actually involves
- Gas supply. A tankless unit draws several times the gas input of a tank while it is running — commonly in the range of 150,000 to 199,000 Btuh for a whole-house unit. The existing gas line that fed a 40,000 Btuh tank is often too small, and the run from the meter has to be checked and sometimes upsized. In Kitchener that is a Kitchener Utilities meter, and whether the meter itself can supply the added load is confirmed before the quote is final.
- Venting. Condensing units vent through plastic pipe to a sidewall or roof, with specific clearances from windows, doors, the gas meter and the neighbour's property. The termination location on a narrow Kitchener lot is sometimes the hardest part of the job.
- Condensate. A condensing unit produces acidic condensate that needs a drain and, in most cases, a neutraliser cartridge before it goes to the floor drain.
- Service valves. An isolation valve kit lets the unit be descaled without cutting pipe. A tankless installed without one is a tankless that will never be serviced.
- Electrical. The unit needs a standard outlet, and in a power cut it does not work, which is worth knowing before the first winter storm.
Descaling in Waterloo Region water
The Region of Waterloo's supply is groundwater-based and the Region describes it as hard. A tankless heat exchanger has narrow passages, and scale builds in them faster than in a tank, until flow drops, the unit short-cycles, and eventually it shows a scale-related error code. The fix is an annual descaling: the unit is isolated at the service valves, and a pump circulates a food-grade descaling solution through the heat exchanger for about an hour, followed by a flush and a check of the inlet filter. On unsoftened water this is a once-a-year job; with a properly set softener it can stretch. Skipping it is the single most common reason a tankless unit fails early here.
Sizing and cold-water reality
A tankless unit is rated by how many litres per minute it can heat by a given temperature rise. Incoming water in a Kitchener winter is cold, which means the rise needed is large and the real flow is lower than the brochure headline. Two showers and a dishwasher at the same time is the honest test, and the unit is sized to that, not to the brochure.
When we advise against it
Small household, sound existing tank, a long and awkward vent route, or a gas service that would need upgrading at significant cost. In those cases a well-chosen power-vent tank is the better value and we say so.
Frequently asked questions
Will my existing gas line work for a tankless unit?
Often not without changes. A whole-house tankless unit can draw four or five times the gas input of a tank, and the pipe size from the meter has to carry it with the furnace running too. The technician measures the run and checks the meter capacity with Kitchener Utilities before confirming the quote.
How often does a tankless need descaling in Kitchener?
Annually on unsoftened water, which is what the Region's hardness implies. With a softener set correctly the interval can extend, but the inlet filter and the condensate neutraliser still want a yearly look.
Can you descale a tankless someone else installed?
Yes, provided it has isolation valves. If it was installed without them, the first visit adds a valve kit so the unit can be serviced properly from then on.
