Power-Vent and Direct-Vent Water Heater Conversions in Kitchener
When a high-efficiency furnace goes in and vents out the wall, the water heater is left alone on a chimney built for two appliances. That is the most common venting problem in Kitchener's older housing, and it is fixable.
Through Mount Hope, Cherry Hill, the streets around Victoria Park, Forest Heights and Stanley Park, most houses were built with a masonry chimney or metal B-vent shared by the furnace and the water heater. The two appliances together produced enough warm exhaust to keep the flue drawing. Then the furnace was replaced with a condensing unit that vents through plastic pipe to a sidewall, and the water heater was left to vent the chimney on its own.
Why an orphaned water heater is a problem
A 40,000 Btuh water heater cannot warm a flue sized for a furnace as well. The exhaust cools before it reaches the top, condenses on the inside of the chimney, and the acidic condensate eats mortar and tile liner over a few winters. Draft becomes weak, and on cold still days the exhaust can spill back into the basement at the draft hood instead of going up. The signs are white staining or flaking on the chimney, rust streaks at the draft hood, a melted or discoloured plastic cap on the cold inlet, and a carbon monoxide alarm that goes off for no reason anyone can find. Relining the chimney with a correctly sized liner is one fix. Taking the water heater off the chimney entirely is the other, and in most Kitchener houses it is the better one.
Power-vent conversion
A power-vent water heater has a fan on top that pushes exhaust through PVC or similar plastic pipe to a termination on an outside wall. It needs a standard electrical outlet nearby, a vent route to a wall within the manufacturer's allowed length and number of elbows, and a termination that respects the clearances to windows, doors, soffits, the gas meter and the property line. On a narrow Kitchener lot with a neighbour's window close by, finding that spot is the design part of the job. The chimney can then be capped or left to the furnace's old opening, and the condensation damage stops.
Direct-vent conversion
A direct-vent unit also draws its combustion air from outside through a second pipe or a concentric fitting. That makes it the right choice in a tightly sealed renovated house, in a small mechanical room with limited air, or where a basement is being converted to a dwelling unit and the water heater is ending up in a closet. It is also the quieter of the two options in a finished basement.
What the quote covers
- Assessment of the existing chimney and whether the furnace still uses any part of it.
- The new unit, sized to the household, with the gas connection and leak test by a G.2 technician.
- Vent pipe, fittings and the exterior termination, routed to clearances.
- An outlet if one is not within reach, arranged with a licensed electrician.
- Expansion tank, drain pan and relief valve discharge as the installation needs.
- Capping or sealing the old chimney connection so the basement is not drawing cold air down it.
Changing how a water heater vents is not a change of heating source under Kitchener's permit page, and a like-for-like position swap reads as a fixture replacement, but the Building Division has the final word on your case. The gas and venting work are the technician's responsibility under TSSA.
Frequently asked questions
How do I know if my chimney is orphaned?
Look at the furnace. If it has white plastic pipes going out a wall, it no longer uses the chimney, and if the water heater still has a metal flue running into that chimney, the water heater is alone on it. White staining on the chimney brick or rust at the top of the tank are the follow-on signs.
Is relining the chimney cheaper than converting?
Sometimes, and it is a legitimate fix. A correctly sized liner restores draft. Conversion costs more up front but removes the chimney from the picture entirely, which matters if the chimney is deteriorating or you plan to remove it in a renovation. We quote the conversion; a chimney contractor quotes the liner, and the two numbers are worth comparing.
Where can the vent come out?
On an outside wall, within the manufacturer's clearances from windows and doors that open, soffits, the gas meter, and the property line, and above expected snow depth. The technician walks the outside of the house to find the spot before the quote is final.
